                      Steps to observe when buying a Private Island

1. Set your price range. You need to know how much you plan on spending for the acquisition of the island (i.e. purchase price, title change, lawyers, notaries, taxes etc). You also should budget how much it will take to develop the island to your specifications, even if you plan on developing later.

2. Choose your location. Location, Location, Location is also true for islands. How close is it to civilization and what sort of infrastructure is close by for supplies etc. What’s the weather like?

3. Make sure there's a reliable water supply. Water is the single most important item you need on an island. Every island has some sort of fresh water source but it is essential to know how much water you will be able to obtain from the island itself and how much water you can save from annual rainfalls.

4. Choose one with a desirable climate. There are three different climates for islands: Temperate, Mediterranean and Tropical and each have its pros and cons. Determine what the intended use of the island is and choose accordingly.

5. Check its accessibility. You must be able to get to the island fairly easily to make it attractive.

6. Determine how you will develop the island. With this in mind you can choose the type of island, whether small or large, rocky or sandy, flat or with hills.

7. Analyze the existing infrastructure. Is it usable and what sort of value does it have to your plans. Also find out if you need any special use permits on any of the buildings.

8. Note its anchorage. Anchorage is the island's firmness and stability to the ground. Select one with good anchorage. The ideal island should have both shelter and good spot to land a boat. So it's important to see the island at high and low tides.

9. Know the tides. The tides are also very important to the health of the island and its surrounding water.

10. Note its topography. Make sure it fits into your plans for development and usage.

11. Find out about its beaches. Where do they face? How long are they? Are they protected from heavy winds? What kind of sand do they have?

12. Observe its utilities. Most islands do not have access to regular utilities from nearby townships so as far as water and electricity is concerned, you need to be self sufficient. However, there may be other sources of communication. It's a good idea when examining potential islands to take a cell phone, small radio, and hand-held TV set to see what signal is available. There is also satellite technology to consider.

13. Employ caretakers. Once you purchase the island it is essential you hire someone to look after it. Not only securing the property against unwanted visitors and squatters, a good caretaker can look after buildings and equipment, making sure they're all in good order and condition.

14. Make sure you understand the rights of ownership. Every country is different, in many countries ownership of an island only extends as far as the high tide mark, with the beaches below the high tide mark belonging to the government. There may be native rights or squatter rights. Hire a lawyer and have them check into the entire island’s documentation.
